PUBLIC NOTICE

Evendale Board of Zoning Appeals Meeting

        The Board of Zoning Appeals shall consider two applications at a public meeting held at 6:30 PM on Monday, December 8, 2014 at Evendale Village Administration Office, 10500 Reading Road, Evendale, Ohio  45241.
 
1.      An application for two variances has been filed by Rest Haven Memorial Park.  The two variances are requested as a result of a proposed lot split and consolidation.  The two variances requested are:
•     A variance from Evendale Codified Ordinance § 1266.04(A), footnote (b), which requires that structures accessory to a use other than residential have at least a 30-foot setback.  This variance would be for an existing, detached accessory structure in the Residential District which is accessory to the Rest Haven Memorial Park operations.  As a result of the proposed lot split and consolidation, the accessory structure will have an approximately 5-foot setback on its north property line; and
•     A variance from Evendale Codified Ordinance Schedule 1246.07, which requires that a parcel in the R District containing a single-family residence has a minimum lot size of at least 20,000 square feet. As a result of the proposed lot split and consolidation, the resulting single-family parcel at 3987 Glendale-Milford Road will have a lot area of 18,670 square feet.

2.      An application for an appeal of a decision by the Building Commissioner has been filed for property located at 9783 Acton Court.  The applicant is appealing the Building Commissioner’s determination, made pursuant to the Evendale Codified Ordinance Schedule 1266.04(A) that limits detached accessory structures in the Residential District to a maximum to 200 square feet.  They are requesting a 280 square feet variance.
